This is not a party house. No amplified music. No screaming/ yelling.
No more people on property than agreed upon at time of booking.

CLEANING FEE IS NON-NEGOTIABLE. This allows us to provide the same level of exceptional service to all guests.
Sleeps 18 people throughout 3 houses with private access to the outdoors with lounges, gas BBQ, pool, jacuzzi, fire pits, water features and much more!
House A has 3 bedrooms with 1 king bed, 2 queen beds and 1 sofa bed. 2 bathrooms. 1 kitchen and laundry
House B has 3 bedrooms with 2 king beds, 1 queen beds and 2 sofa beds. 2.5 bathrooms. 1 kitchen. 1 laundry.
House C 3 bedrooms with 1 king bed, 2 queen beds and 2 sofa beds. 2 bathrooms. 1 kitchen. 1 laundry.
All houses are fully furnished with everything you need to relax and enjoy!!!

Less than 5 min away from the beautiful new Westfield Topanga Village. Minutes away from Hollywood , downtown, universal, Magic Mountain, Malibu, and so many more.
(This is a vast property. Owner utilizes the farthest end of the lot for his business within the tall garage. Rest assured, No persons will enter your rented spaces (pool, backyard, bbq, etc). All areas of the property are private and secured for you and your guests only. Pool man & gardener do come multiple times per week to ensure cleanliness outdoors.
You can use Taft Charter High School in Woodland Hills. Please use this as a point of location to gauge how far other places are.

Per contractual agreement, be sure all members of your party are aware of the house rules:

NO loud parties! NO DJs! NO AMPLIFIED SPEAKERS!
(Surveillance cameras on property. If there are any complaints from neighbors or police you will be asked to leave immediately with no refund)
- At NO POINT IN TIME are more people allowed in the home other than what is disclosed without written approval from the host BEFORE the reservation is made. *Failure to follow this rule will result in a 100% loss of your deposit*
- NO loud parties! We are located in a residential neighborhood with families next door. We respect our home and our neighbors by keeping indoor/outdoor noise levels to a minimum. 10 pm is our indoor/outdoor noise curfew seven days a week and we ask that guests please be mindful of their volume levels. If we get complaints that people are partying or noisy, we reserve the right to take a $500/per complaint from the guest’s deposit. If a complaint is made to the police, then guests will lose their entire deposit. We have to enforce this rule, otherwise, we won’t be able to continue renting to awesome people from around the world, like yourselves! 🙂
- No pets allowed. *Failure to follow this rule will result in a $500 deduction from your security deposit*
- No Smoking Indoors 🚭 You may only smoke outside. Please dispose of cigarette butts, ash, etc.
WHO IS YOUR FAVORITE MUSICIAN? There is no right or wrong answer. Please send me your answer if you’re ready to book. This shows me that you have read all house rules.
CLEANING FEE CANNOT BE NEGOTIATED
This fee includes keeping pool heated year round, gardener, twice a week pool cleaning, pool towels, laundry detergent for guest use, and all indoor/ outdoor spaces that are included in your booking!
Constant maintenance and attention are given to the property to ensure cleanliness and that all is in good running order, but things do break like any household. We make immediate attempts to resolve these issues, but do not give any refunds or compensation for the temporary loss of use of any appliances, power, internet, etc. These house rules are set in place so that we may continue to provide our best quality vacation experience for our guests and neighborhood residents. Please be advised that by breaking the house rules you are breaking your rental contract and will be subject to a loss of all or partial deposit.
EARLY CHECK IN AND LATE CHECK OUT IS ONLY AVAILABLE FOR AN EXTRA CHARGE depending on availability and cannot be requested at the last minute.
Check-Out Instructions
Check-Out is at 11 am (unless arranged otherwise)
(When cleaning crew arrives after checkout time 11am and if you or anyone from your group is still inside the property, you will be asked to leave the property immediately)
Before you leave, please be sure to do the following:
1. Put any used dishes/utensils in the dishwasher, or leave hand-washed dishes/utensils next to the sink. You can leave them there. We will put them back where they belong
2. Leave all trash in the dumpster. The trash bins are located outside the home.
3. Make sure all moved furniture is put back to its original place.
4. Guests should not leave makeup or any stains on the linens. Guests will be charged to replace sheets and blankets if they are heavily stained and not able to be cleaned.
- Make sure you’ve collected all your personal belongings. (You will be charged a fee plus postage to have anything returned)
LOST, BROKEN, OR DAMAGED ITEMS Please notify us so that we can promptly replace any necessary items.
We care about being outstanding members of the community we live in. Please note that per our house rules and local city ordinance, occupancy limits and quiet hours are STRICTLY ENFORCED. Guests must be mindful of their noise levels AT ALL TIMES and respect the rules. In order to ensure a continued great experience for our guests and neighbors, kindly note that any violation of these rules as well as complaints from neighbors and/ or the city WILL result in a fine, forfeiture of security deposit and could lead to immediate eviction.
Anyone found to be violating noise ordinances will be subject to an immediate $500 fine, in addition to City-imposed fines which can reach up to $10,000 per violation. The property owner will impose these fines onto the guest either through the booking platform or through legal litigation plus attorney fees & court costs. Please be advised.
This is a serious notice coming directly from your host, property owner, booking platform, & the City of Los Angeles in order to comply with local ordinances and continue providing a great living space for many to enjoy.
We have very strict rules and guidelines for “events” at this property and all guests must get prior approval along with paying the extra Event fee if approved to continue with the booking. Events are defined by multiple items such as party rentals, tables and chairs, tents, catering, music and etc. We must always be advised and all the guests must get prior approval for any and all events and we always charge extra for it as well.
